Home equity

Your equity, how much a lender may let you borrow, and the payment on each borrowing option. No account needed.

Your numbers

Answer each Yes/No question, then fill in the amounts that appear. Use 0 only when an amount is truly zero. Want to see how it works first? Load example numbers below.

Do you have a rough idea of what your home is worth today?

Equity is the value minus what you owe, so everything starts from the value. A recent appraisal, the market value on your county property tax statement or recent sales of similar homes nearby are all fine.

Your best guess at what it would sell for now. For example, 400,000. Not sure? Start with the estimated market value on your county property tax statement, or recent sales of similar homes nearby. The lender will order its own appraisal.
The principal balance on your latest mortgage statement, not the monthly payment. For example, 220,000. Enter 0 if the home is paid off.
Do you also have a HELOC or second mortgage on this home?

Any other loan that uses the home as security. It counts against the lender’s limit too.

Lenders add up everything owed on the home (your mortgage, any HELOC and the new loan) and keep the total under a share of its value. That share is called the combined loan-to-value (CLTV) limit. Many lenders stop at 80%; some go to 85% or 90% for borrowers with a high credit score. Not sure? Keep 80%.
Do you know how much you want to borrow?

Answer Yes to see the monthly payment. Answer No to see only your equity and the most you could borrow.
