Your numbers

Answer each Yes/No question, then fill in the amounts that appear. Use 0 only when an amount is truly zero. Want to see how it works first? Load example numbers below.

Is this a fixed-rate loan with the same payment every month?

This calculator doesn’t handle adjustable-rate (ARM), interest-only or balloon loans, or fees added to the loan.

For example, 350,000.
Your lender’s quote or Loan Estimate says which. This sets the mortgage insurance rules: FHA charges a set rate, VA charges a one-time funding fee instead, conventional loans drop it once you reach 22% equity.
The yearly interest rate on your quote or Loan Estimate, not the APR. For example, 6.5.
A shorter loan has a higher payment but costs far less interest.
Will you make a down payment?
Will you pay property tax on this home?

Almost every home has property tax, even when the lender doesn’t collect it with your payment.

Will you pay homeowners or flood insurance?
Is there a homeowners association (HOA) fee?
Do you already know your monthly mortgage insurance amount?

It is on page 1 of your Loan Estimate. Answer No if you don’t have a quote yet: with less than 20% down we work it out for FHA and VA loans from the government’s published rates, and tell you what to ask for on a conventional loan.

Do you plan to pay extra toward the loan each month?
Will you pay closing costs in cash?

Closing costs are fees for the loan, title and taxes when you buy. Find them on your Loan Estimate.

Do you want to plan for upkeep and utilities?

They aren’t part of the loan payment, but they are part of owning a home.
